The 11 11 story

Modern. Fast. Adaptable. Sensual. 11 11 is a revolutionary integrated project that will offer an entirely new context for retail, residential, dining and parking experiences on Lincoln Road, Miami Beach’s premier pedestrian promenade. Envisioned by developer Robert Wennett and designed by world-renowned architects Herzog & de Meuron, 11 11 will debut Fall 2008 as an ever-evolving building within an ever-evolving city.

For more than 20 years, Robert Wennett has enhanced the landscapes of diverse urban environments through the creation of innovative, architecturally significant projects. His developments stretch from New York City’s Meat-Packing District to the Main Street retail district in Wellesley, Massachusetts, SoNo in South Norwalk, Connecticut, Dupont Circle, Woodley Park, Cleveland Park, the Chevy Chase/Friendship Heights district of Washington, D.C. and the historic waterfront district in Old Town Alexandria, Virginia. Wennett has also overseen the expansion of Miracle Mile in Coral Gables and the boutique retail district of South Beach. A longtime resident of Miami Beach, Wennett’s collaboration with Herzog & de Meuron on 11 11 Lincoln Road will make a powerful and lasting contribution to this dynamic community.

Curated retail

Located at the gateway of Lincoln Road, 11 11 will offer over 50,000 square feet of curated street-level retail space architecturally designed for discerning consumers. Established international brands will neighbor young, fresh talent. With a covered 300-space parking garage, valet services, 18- to 30-foot ceilings and full façade windows, the outside world is invited and encouraged to interact with the vibrant and open atmosphere within.

ARCHITECTURE

The architecture

11 11 will be a jutting, strutting building, a study in form and structure. “All muscle without clothing,” according to Jacques Herzog. 11 11 will reinterpret the essence of Tropical Modernism—crisp structures and ocean-liner planes—with an original modern twist. Angular exterior cutouts will allow natural light and the Miami landscape within, infusing retail, residential, creative commercial space and parking with a dynamic energy. Car access will curve through the center cavity and panoramic layouts will display retail units and spectacular city views.

Herzog & de Meuron

The Pritzker-award winning architects Jacques Herzog and Pierre de Meuron opened their office in 1978 but formally became Herzog & de Meuron in 1997. Today, these recipients of the Royal Institute of British Architect’s Stirling Prize have 9 associates and 210 employees worldwide with offices in Beijing, London, Munich, Barcelona and San Francisco. Completed projects include: the Prada flagship store (Tokyo, Japan), the Tate Modern (London, England), the de Young Museum (San Francisco, California), the Walker Art Center expansion (Minneapolis, Minnesota), the Allianz Arena & Soccer Stadium (Munich, Germany), and the Forum 2004 (Barcelona, Spain). They have been commissioned to design the Parrish Art Museum (Southampton, New York) and the National Stadium in Beijing, China for the 2008 Olympic Games. Herzog & de Meuron is working in collaboration with Miami-based firm Zyscovich, Inc. on 11 11 Lincoln Road.
